A full roof replacement means tearing off the old roof down to the decking, repairing any rotten wood, and installing a brand-new system from underlayment to shingles. In the DFW area it usually costs $8,000 to $18,000, takes one to two days, and comes with a 5-year workmanship warranty.

What does a roof replacement include?

A real replacement is more than new shingles thrown over the old ones. When Benchmark replaces your roof, we strip it down and rebuild it the right way so it lasts the full life of the material:

  • Full tear-off down to the wood decking so we can see and fix what's underneath.
  • Decking inspection and repair. We replace any rotten, soft, or storm-damaged plywood before it gets covered up.
  • New underlayment, drip edge, and ice-and-water shield in the valleys and around penetrations where leaks start.
  • New flashing at chimneys, walls, and pipe boots, the spots that fail long before the shingles do.
  • New shingles or panels installed to manufacturer spec, plus proper ridge ventilation.
  • A full cleanup and magnetic nail sweep of your yard and driveway when we're done.

Tear-off vs. overlay: why we don't just shingle over

An overlay (laying new shingles on top of the old layer) is cheaper, but it traps heat, hides rotten decking, voids most manufacturer warranties, and rarely lasts. We do a complete tear-off so you get the full lifespan you're paying for and nothing nasty is buried out of sight.

Which roofing material is right for your home?

We install the systems that hold up best to Texas hail and heat. The right choice comes down to your budget and how long you plan to stay:

  • Architectural asphalt shingles. The most popular choice in DFW. Lasts 25 to 30 years and usually runs $10,000 to $14,000 installed. (3-tab shingles last 15 to 20 years and cost less, but most homeowners step up to architectural.)
  • Standing-seam metal. Lasts 40 to 70 years, sheds hail and heat, and runs $18,000 to $30,000 or more. The long-term value if you're staying put.
  • Class 4 impact-resistant shingles. Engineered to take a hail hit, and many Texas insurers knock 10 to 30% off your premium for installing them. They often pay for themselves over time.

Do you need a replacement, or just a repair?

Not every roof needs to be torn off. We'll tell you honestly. You're usually looking at a full replacement when you see:

Widespread missing, curling, or cupping shingles across the whole roof, not just one slope.
Bald spots and piles of granules in your gutters, a sign the shingles are wearing out.
A roof that's 20-plus years old and has reached the end of its rated life.
Multiple active leaks, sagging spots, or daylight visible through the decking.

3. Expert installation

Our crew tears off the old roof, repairs the decking, and installs your new system to manufacturer spec, usually in one to two days, then sweeps your property clean before we leave.
