Roof Replacement in North Dallas: a new roof done right in one to two days
When a roof is past patching, half measures just cost you twice. Benchmark Roofing and Construction tears off the old roof, fixes anything we find underneath, and installs a new asphalt, metal, or impact-resistant system. All of it backed by a 5-year workmanship warranty. Serving Dallas, Collin, and Rockwall counties since 2008.

What does a roof replacement include?
A real replacement is more than new shingles thrown over the old ones. When Benchmark replaces your roof, we strip it down and rebuild it the right way so it lasts the full life of the material:
- Full tear-off down to the wood decking so we can see and fix what's underneath.
- Decking inspection and repair. We replace any rotten, soft, or storm-damaged plywood before it gets covered up.
- New underlayment, drip edge, and ice-and-water shield in the valleys and around penetrations where leaks start.
- New flashing at chimneys, walls, and pipe boots, the spots that fail long before the shingles do.
- New shingles or panels installed to manufacturer spec, plus proper ridge ventilation.
- A full cleanup and magnetic nail sweep of your yard and driveway when we're done.
Tear-off vs. overlay: why we don't just shingle over
An overlay (laying new shingles on top of the old layer) is cheaper, but it traps heat, hides rotten decking, voids most manufacturer warranties, and rarely lasts. We do a complete tear-off so you get the full lifespan you're paying for and nothing nasty is buried out of sight.
Which roofing material is right for your home?
We install the systems that hold up best to Texas hail and heat. The right choice comes down to your budget and how long you plan to stay:
- Architectural asphalt shingles. The most popular choice in DFW. Lasts 25 to 30 years and usually runs $10,000 to $14,000 installed. (3-tab shingles last 15 to 20 years and cost less, but most homeowners step up to architectural.)
- Standing-seam metal. Lasts 40 to 70 years, sheds hail and heat, and runs $18,000 to $30,000 or more. The long-term value if you're staying put. See our metal roofing page for the full breakdown.
- Class 4 impact-resistant shingles. Engineered to take a hail hit, and many Texas insurers knock 10 to 30% off your premium for installing them. They often pay for themselves over time.
Asphalt Shingle Roofing
Asphalt shingle roofing is what most North Dallas homes wear, and for good reason: it delivers the best cost-per-year of any material at its price. We install architectural shingles from GAF, Owens Corning, and CertainTeed, which run thicker and last longer than the old 3-tab style, usually 25 to 30 years. Colors and profiles have come a long way too. A good architectural shingle can pass for wood shake from the street.
If hail is your worry, and in North Texas it should be, step up to a Class 4 impact-resistant shingle. It takes a harder hit without bruising, and many Texas insurers discount your premium 10 to 30% for having one. We break down the math in our Class 4 shingle guide.
Attic Ventilation
Every replacement we do includes getting the attic ventilation right, because a Texas attic can top 150 degrees in July and cook a roof from underneath. Trapped heat curls shingles years early and can void manufacturer warranties. We balance intake at the soffits with exhaust at the ridge, using ridge vents or turbines depending on your roof, so air actually moves through the attic instead of sitting there baking.
Poor ventilation is one of the most common problems we find on roofs that failed early. For the deeper explanation, read our guide on attic ventilation and roof damage in North Texas.
Do you need a replacement, or just a repair?
Not every roof needs to be torn off. We'll tell you honestly. You're usually looking at a full replacement when you see:
If the damage is localized, say a few cracked shingles or one bad flashing, a roof repair is usually the smarter call, and we'll say so. If a storm did the damage, start with our storm damage and insurance page first.
Our Roof Installation Process
1. The Photo-Documented Inspection
Owner Neil Kreck or a Benchmark crew member climbs your roof, documents its real condition with photos, and tells you straight whether you need a replacement, a repair, or nothing yet. No pressure, no scare tactics.
2. Claim & Material Planning
If a storm caused the damage, we help you file the claim and meet your adjuster on the roof. We help you pick the right material, finalize the color, and lock in a start date that works for you.
3. The Tear-Off to the Decking
Our crew strips the old roof down to the wood decking, replaces any rotten boards we find, and installs your new system to manufacturer spec, usually in one to two days.
4. The 5-Year Warranty Handoff
We finish with a full cleanup and magnetic nail sweep, then hand over your paperwork: the manufacturer warranty registration and our 5-year workmanship warranty in writing. You know exactly who stands behind the roof and for how long.
What does a roof replacement cost in North Dallas?
Full roof replacements in our area run $8,000 to $18,000. Asphalt shingle roofs typically land around $10,000 to $14,000; standing-seam metal runs $18,000 to $30,000 or more. The exact number depends on your roof's size and pitch, the material you choose, and how many old layers we tear off. Your free inspection comes with a firm, written quote, so there are no surprises mid-job.
What warranty comes with a new roof?
Every Benchmark replacement is backed two ways: our own 5-year workmanship warranty on the labor, plus the manufacturer's material warranty from GAF, Owens Corning, or CertainTeed, which can run anywhere from 25 years to lifetime depending on the shingle line you choose. We're BBB A+ rated, RCAT licensed, an NRCA member, and TGCL $25,000 Workmanship Certified. That means an outside party stands behind the quality of our install, not just us.
We replace roofs across the whole metroplex. See every city we cover on our service areas page, and explore our other work on roof repair and storm damage claims.
