Flat & Low-Slope Roofing

Commercial roofing that keeps your business open

A leaking commercial roof costs you in inventory, downtime, and tenants who notice. Benchmark Roofing and Construction installs, repairs, and maintains flat and low-slope systems (TPO, modified bitumen, and built-up roofing) for businesses across Garland, Dallas, and the wider DFW metroplex, with the work planned around keeping your doors open.

We install and repair the flat and low-slope systems found on most Texas commercial buildings: TPO single-ply, modified bitumen, and built-up roofing. Add leak detection and scheduled maintenance to that. We plan every job around keeping your business running, and we handle commercial storm-damage insurance claims from documentation through the adjuster meeting.

The systems we install

Most commercial buildings have a flat or low-slope roof, and the right system depends on the building, the budget, and how the roof gets used. We work with the three that hold up best in North Texas:

  • TPO (single-ply membrane). A reflective white membrane that's heat-welded at the seams. It's energy-efficient in the Texas sun, lightweight, and a strong all-around choice for warehouses, retail, and offices.
  • Modified bitumen. A tough, multi-ply asphalt-based system that stands up well to foot traffic and temperature swings. A good fit for roofs that see regular maintenance access.
  • Built-up roofing (BUR). The classic "tar and gravel" system: multiple reinforcing layers make a thick, durable roof, often the longest-lived option of the three.

Repair, leak detection, and maintenance

Not every commercial roof needs to be torn off. A lot of the time the smart money is on finding the leak, fixing it, and setting up maintenance to protect what you've already got. We handle:

  • Leak detection. Tracing water back to its real source, which is rarely directly above the stain inside.
  • Targeted repairs. Resealing seams and flashing, fixing punctures, and addressing ponding before it becomes a tear-off.
  • Scheduled maintenance. Routine inspections that catch small problems early, by far the cheapest way to add years to a commercial roof.

When a roof genuinely is at the end of its life, we'll show you the evidence and explain why replacement is the better long-term value instead of pushing money into repairs that won't hold.

Minimal disruption to your business

Your roof is over your business, your inventory, and your customers, and we treat it that way. We plan staging so we're not blocking your access or your parking, sequence the work across the building so sections stay usable, and schedule the loudest or most disruptive phases for off-hours or weekends when that makes sense. Before we start, we walk you through the plan so you know exactly what to expect day to day.

Building types we serve

We work on a wide range of commercial properties across the metroplex: retail centers and strip malls, warehouses and distribution buildings, offices, restaurants, churches, and multi-tenant properties. Own the building or manage it for someone else, either way you get straight answers and clear documentation.

Commercial insurance claims

After a hail or wind event, a commercial claim lives or dies on documentation. We photograph and document the damage thoroughly, meet your adjuster on the roof, and provide the detailed scope a commercial claim requires. We've handled storm-damage claims for property owners across DFW and we manage the process so you're not buried in paperwork.

Pricing and warranty

Commercial roofing pricing depends on the system, the square footage, the condition of the existing roof and decking, and access. We give you a clear written scope and quote up front. As a BBB A+ rated, RCAT-licensed, NRCA member contractor, our labor is backed by our 5-year workmanship warranty, with manufacturer warranties on the roofing systems themselves.

Common Questions

Commercial roofing FAQs

What commercial roofing systems do you install?
We work with the flat and low-slope systems most common on Texas commercial buildings: TPO single-ply membrane, modified bitumen, and built-up roofing (BUR). The right one depends on your building, your budget, and how the roof gets used. We'll walk the roof, explain the trade-offs, and recommend the system that actually fits your building, not the one we'd rather sell.
Do you do commercial roof repairs or only full replacement?
Both. A lot of commercial roofs don't need to be replaced. They need a leak found and fixed, flashing or seams resealed, or a maintenance plan to get a few more years out of them. We do leak detection, repairs, and scheduled maintenance, and we'll tell you honestly when repair is the smart call and when replacement actually saves you money.
How long does a commercial roof last?
It depends on the system and how well it's maintained. A properly installed TPO or modified bitumen roof commonly runs 20 to 30 years, and built-up roofs can go longer. The single biggest factor is maintenance. Small problems caught early are what keep a commercial roof from failing well before its time.
Can you work around our business hours?
Yes. We plan commercial jobs around keeping your business running. That means staging materials to avoid blocking access, sequencing work over the building, and scheduling the noisiest or most disruptive parts for off-hours or weekends when it makes sense. We talk through the plan with you before we start so there are no surprises.
Do you handle commercial insurance claims?
We do. After a hail or wind event we document the damage thoroughly, meet your adjuster on the roof, and provide the detailed scope and photos a commercial claim needs. We've handled storm-damage claims for property owners across DFW and we manage the process so you're not chasing paperwork.
